Summit Woods is an 845 acre tract of land located outside the City of Scranton offering a country setting with large acreage properties yet is only minutes to all of the activities the Scranton area has to offer. This PA land for sale is situated close to interstate 81, interstate 380 and the PA Turnpike making it a convenient place to live. The Scranton Area was just rated by Money Magazine as one of the top 5 fastest growing real estate markets in the country. We've broken the project into three phases and are currently in the process of constructing 5 miles of blacktop township road.

We started marketing our first phase of 60 properties this past winter and sold 57 of them in just a few months. With an average of 4 acres and prices averaging in the $65,000 range, a 2,000 square foot minimum, and the fact that we allow modular homes, we've created a community that's not only affordable but can't be matched with any of our competitors in the area allowing a family to own acreage for their home that prior to Summit Woods was unattainable. Summit Woods is in the North Pocono School District which is the one of the top rated School Districts in Lackawanna County. This is very important to our customers looking for land to build their primary home and has been the reason for more than just a few of the sales we've had.
The development is located on a mountain plateau which the local people refer to as King Joe Mountain. King Joe was a previous owner and world renowned Olympic weight lifter who owned a local chain of convenient stores. He had cross country ski trails made throughout the property and in the winter would give out cross country skis to people at no charge so they could enjoy a day on the mountain. We incorporated many of these trails into our open space area for our customers of around 250 acres. The gently rolling nature of the property that made it perfect for cross country skiing also makes for very nice large acreage home sites. The fact that it's a mountain plateau makes for some very nice views for the properties that are on the outside edge abutting the open space.
